When a homeowner prepares to put their home on the market, they typically perform repairs and improvements that will help the home bring the highest possible price. Improving a home’s curb appeal through landscaping can add significant value to the home.

According to the National Association of Realtors, landscape maintenance often brings a positive return on investment when it comes to selling a home. Whether a homeowner chooses to maintain their outdoor spaces or hires a lawn maintenance service, the effort pays off when it is time to sell. In addition to increasing the home value, the improvements can help the home sell faster.

Certain landscaping upgrades present a better value than others. Increasingly, home buyers look for outdoor living spaces that can be used for dining, entertaining, and relaxing. Adding or improving a patio or installing an outdoor kitchen increases a home’s living space, adding value for the buyer.

To create outdoor spaces, place comfortable chairs with a durable outdoor fabric around an outdoor table. This type of outdoor space increases home value by an average of 8 to 10 percent and makes a positive impression on potential buyers.

Outdoor lighting can complement outdoor spaces and make them usable at night. Not only does outdoor lighting make spaces safer and more secure, but it highlights aesthetic features and creates a warm, welcoming ambience. Well-designed outdoor lighting can increase a home’s value by as much as 10 percent.

A fire pit can be an attractive addition to an outdoor living space, as it creates a focal point and adds an element of relaxation. Wood-burning and gas pits both add value, though homeowners should research which is the best fit in their neighborhood.

Trees are one of the simplest and most effective ways to add value through landscaping. A potential home buyer often looks for mature trees, so planting trees well before selling is a strategic landscaping choice. Consider the purpose of the trees when planning. For example, plant deciduous trees for shade in summer and more sunlight in winter, helping to reduce cooling and heating costs. Be sure to place the trees carefully to accommodate power lines and septic lines as the trees grow.

Landscaping choices can add function to a home, increasing its appeal for potential buyers. While many people appreciate large windows and natural light, they also want privacy. A row of soft barrier shrubs outside windows can preserve natural light while protecting sight lines from passersby.

While home buyers appreciate well-designed yards, they do not necessarily want full-time landscaping maintenance responsibilities. An automated irrigation or sprinkler system saves effort and water and ensures the yard will stay looking good. Additionally, buyers know they can travel without worrying about finding someone to water the lawn and plants.

Finally, homeowners can add landscaping elements that protect the home. Particularly in areas prone to drought, hardscape elements such as paved paths, walls, driveways, and patios can be sustainable and attractive yard additions. Additionally, a retaining wall or other stone barrier is an effective way to prevent or reduce erosion, which helps keep the ground intact.
